Mentoring

Reliable Master Craftsmen has had a long history of training craftsmen in all the trades.  This started out as our craftsmen mentored their less experienced co-workers.  It expanded into cross training to increase our efficiency on projects. And now, we are designing and utilizing Mentoring and Apprentice programs to help our industry grow and provide much needed tradesman to reduce the backlog of projects in the Rogue Valley.

Increasing the Resale Value of your home

I am often asked by folks getting ready to sell their home, “I how can improve its Resale Value? Assuming that all the major systems of the home are in good working order, such as the foundation and building shell, the electrical, plumbing, and HVAC systems, my response is always the same: “There are three places to spend your money when preparing to sell.”

The Front Yard

The front yard is where you spend first.  What you want to do is make your home look as attractive as possible to buyers.  You want it to make the statement, “This is a nice home, well cared for, safe, and inviting.” If this is what it tells a buyer, they will want to look inside.  If it doesn’t, they will move on to one that does without even giving your home a chance.

Pay close attention to placement, pruning and maintaining the landscaping.  It should be crisp and fresh.  Repair any broken hardscape elements like fencing, walkways, steps, or water features. A fresh coat of paint on the front of the house is always recommended and the front door should look new (even if it isn’t).  This inviting look is called “Curb Appeal.”

The Kitchen

The second place is in the kitchen.  The kitchen is where most families spend the majority of their time. It is always the gathering place when friends come over.  This space needs to be functional, well built, and but up-to-date.  The kitchen must tell prospective buyers, “You will be comfortable spending time here, preparing your meals here, entertaining friends and family here.” Pay close attention to the coveted kitchen work triangle, the distance between the fridge, stove, and sink. Have plenty of counter space for food preparation in this area. A dishwasher is a must.  And becoming ever-more popular is an area for guests to sit and talk with those preparing the food, an island or a bar.

The Master Suite

The master suite is next place the buyers (the decision makers) will be spending time living. If your Master Bedroom does not have an On-Suite, consider adding one.  This is one feature that most modern buyers will not do without.

This on-suite must have closet space for the modern, two professional, household. Preferably, walk-in closets with enough space to hold both summer and winter professional and casual attire. Consider organizers to maximize space.  Storage for shoes, belts, purses, jewelry, and other accessories should be included.

The bathroom must be large enough for two adults get ready for the day at the same time.  Two sinks are a must, and an area to put on make-up, and enough room for two to move about comfortably.  A soaking tub is optional, but a shower that will fit two is optimal. A separate room for the toilet, providing privacy in the bathroom is also becoming popular.

So there you have it, make sure you have your major systems in order, then upgrade the landscaping in the front yard, update the kitchen, and master suite. Talk to your realtor about other ways to help your house sell quickly and for the right price.
